Brand New Spec Homes
The process of buying a brand new home can be very similiar to that of existing construction. Many small and large builders construct brand new homes in our area every year with the hope of quickly finding the right buyer either during or after construction is completed. Often referred to as a Spec Home, a home built with the speculation that it will be desirable and sell quickly, a builder will put in the most commonly appreciated finishes and offer their homes at prices competitive with nearby resale homes. Townhomes are often constructed and sold using this model as well. If you can find a location, model and the finishes you seek; this will be the quickest and most affordable way into a brand new home!
Semi-Custom Construction
If you want a few choices along the way and are willing to wait 6-12 months for your new home, semi-custom in a nearby neighborhood may be the answer! Generally you can work with the same builders who are building in the Spec Home neighborhoods. You can choose a lot, model and some finishes/colors to make your new house feel like your brand new home. Once you decide what you want you would sign a new construction contract, place a deposit in escrow and wait for your home to be completed.
Custom Home Construction
For the most particular of new home construction a full custom build will be necessary. In this process we will meet and first discuss goals of your build including size and location of parcel, budget to be used for land vs construction and basic home design. If lending is necessary, working with a lender who specializes in new construction will be imperative to our success. Custom building can be completed in 12-24 months in most cases, This process can be the most exciting time of your life or the most stressful depending on the help you employ to get to the goal. From lenders, architects, general contractors and tradesman. Every choice is an important one. We have referral partners available for our clients at every turn.
